Basic Responsibilities A. Work as directed by the immediate supervisor and/or director of mechanical, electrical &
B. Maintenance & repairs to HVACR systems
C. Perform tasks assigned as part of remodeling & construction projects
D. Assist other trades and grounds personnel as needed in the spirit of cooperation &
E. Continue to develop and cross-train in a manner that will keep personnel up to date & safe
F. Continually seek ways to improve system efficiencies, indoor air quality and energy
Essential Duties A. Work as directed by the immediate supervisor and/or director of mechanical, electrical &
1. Follow the established rules, policies & procedures of the Facilities Management and
Abilene Christian University
2. Performs preventative maintenance on all HVACR equipment, pumps, water heaters and
air compressors.
3. Manage the preventative maintenance assets and records in the computerized
maintenance management system to ensure they are accurate and current.
B. Assist HVACR technicians in the following:
1. Maintain, repair and replace air conditioning equipment of the reciprocating and centrifugal
types, including related electrical motors, and their respective controls, including
calibration of equipment, gauges, and controls handling of refrigerant, and refrigerant
charging of systems
2. Maintain, repair, and replace hot water, condenser, and chilled water systems, including
pumps, control valves, and cooling towers, and related controls.
3. Maintain, repair, and replace air-moving, heating, cooling, humidification, and filtering
equipment and systems such as fans, heat pumps, fan coil units, rooftop package air
conditioning units, computer room cooling units, solar panels, electronics and pneumatic
modulating thermostats, humidistats, duct stats, and pressure and volume controls
4. Maintain, repair, and replace fume hood components
5. Maintain, repair, and replace low pressure boilers used for heating of air and their
combustion and control systems
6. Maintain, repair, and replace equipment related to heating and cooling, such as air
compressors, air dryers, and associated controls
7. Fabricate tubing or piping for pneumatic control systems, which may involve soldering,
brazing, welding, etc.
8. Operate energy management building automation systems that control heating and cooling
9. Read and record gauge readings on various types of equipment
10. Perform minor installation of modification work on heating and cooling systems and
controls, including planning the work; estimating and arranging the materials, supplies and
equipment required; and coordinating with other trades
11. Inspect work site for planned works impact on associated trades and professionals and
consults with others to ensure safety and to prevent equipment outages
12. Perform other duties as assigned
Professional Development Requirements A. Skills
1. Ability to use hand tools and testing & measuring devices such as wet-dry bulb
thermometers, anemometers, velometers, draft gauges, soldering irons, hand torches,
leak detectors, multi-meters, etc.
2. Ability to read & interpret blueprints, schematic drawings, charts, and technical instructions
3. Ability to accurately maintain equipment inventory & historical records
4. Ability to prepare comprehensive reports and to present facts clearly, both orally and in
5. Ability to properly use hand tools and power equipment used in the trade

A. Professional

1. High school diploma or GED
2. Minimum of five (5) years’ experience within the HVACR trade preferred
3. Knowledge of refrigeration theory and computation of heating & cooling loads with
4. Possession of U.S. Environmental Protection Administration “Universal” certification for
handling and disposal of refrigerant

B. Personal

Physical Demands A. Good health and stamina; able to lift, carry, and pull loads in excess of fifty (50) pounds
B. Ability to work in confined spaces and to work from ladders or elevated platforms
